Marketing

  • Market each property for lease in AHRN, MLS and other prospect-targeted websites.
  • Populate websites with photographs, location maps and detailed property information.
  • Advertise the property in local media at manager’s discretion.
  • Provide detailed information to other property managers and real estate professionals.
  • Provide detailed information to military, hospitals and other major employers.
  • Make the property accessible for viewing by prospective tenants.
  • Ongoing market review of competing properties; make appropriate recommendations.
  • Monitor property appearance and marketability until leased.

Tenant Procurement, education and support

  • Screen and approve tenant credit history and related information.
  • Accept tenant applications through other Realtors® and promote cooperation.
  • Prepare and execute leases on behalf of the property owner.
  • Manage tenant relations, questions and complaints.
  • Provide property care and maintenance information and inform tenants.
  • Maintain a tenant support website, provide policies and procedures & recommendations.
  • Educate tenants on disaster preparedness.

Property Care

  • Provide detailed property inspections upon each new tenant or at least annually.
  • Maintain a team of competing, properly licensed and insured vendors.
  • Engage maintenance & repair vendors, verify work quality as needed.
  • Maintain a work order process that assures competitively priced & timely repairs.

Rent Collection, Accounting and Documentation

  • Provide detailed property inspections upon each new tenant or at least annually.
  • Maintain a team of competing, properly licensed and insured vendors.

Tenant Deposits and Disputes

  • Maintain tenant deposits in escrow pursuant to applicable laws/regulations.
  • Manage any deposit disputes in accordance with Florida Statutes.
  • Maintain inventory and condition forms at inception and end of leases.
  • Make fair and appropriate determinations regarding tenant damages.

Compliance

  • Comply with all Federal, State and local laws, rules and regulations.
  • Manage all accounting in accordance with accredited management standards.
  • Maintain operating and deposit escrow accounts in accordance with Florida law.
